If any of those frustrations sound familiar, you're not alone. ​Many people arrive in Guatemala expecting real estate to work the same way it does in many other countries. In Canada, for example, an agent can access available listings through a centralized MLS system and will guide you through the process from start to finish. Their job is to solely represent you until you buy, sell or rent what you need.

​In Guatemala, properties are often advertised through multiple agencies, Facebook groups, WhatsApp networks, property managers, and private owners. Some opportunities are widely advertised, while others are shared only through local relationships and referrals. And each agency may set a different price! ​There's nothing wrong with this system - it's just different.

​If you want to buy or rent a home or business, a realtor's job is not actually to find what you need but rather to offer you their own personal listings.

It is considered your job to contact each listing agent separately. ​

 

If you have a home or business to sell or lease, a realtor's job is not to actively promote your property, but rather to offer it when specifically asked.

It is considered your job to list your property with multiple agencies.​​

Once I understand what you're looking for, I'll search my network, identify strong options, and recommend properties that meet your needs. I'll also coordinate with agents, verify listings, organize viewings, and provide honest feedback to help you avoid wasting time on unsuitable properties.

When you've found the right property, I'll help navigate the final steps, including price and contract negotiations, lawyers appointments, and communication between all parties. My goal is to help you avoid common pitfalls and move confidently from property search to signed agreement.
