If you only need help finding renters, but do not require property management services - my referral fee is 10% per month, or one full month of rent per annual contract.

Included: Guest or tenant communication, check-ins and check-outs, property inspections, cleaning/maintenance/repair coordination, and ongoing property oversight including 24-hour emergency response availability. Only for small purchases using your Owner Expense Fund - or emergency situations that require immediate action. Larger expenses always require your approval. These amounts and categories will be agreed upon before entering into a contract.

It allows small issues to be resolved quickly without waiting for payment authorization, helping avoid delays for guests and preventing minor problems from becoming larger ones. You will be asked to top this fund off anytime the balance falls below $150.
